When an existing office building needs to be transformed into over 130 studios for students within 4 months, good cooperation between the right parties is KEY. For this vacant property in Rijswijk, Rosewood Investment Managers as the client looked at which parties would be the best fit during the preparation process. After all, creating 130 non-self-contained student rooms before the start of the new academic year in 2024 is not something you do overnight. We are already giving you a sneak peek, because when the students start at the end of August, they will already have moved into this unique student housing project!
Rosewood Investment Managers represented Berkley Investments in this process. On behalf of the latter, Rosewood coordinated the entire preliminary process and ensured that the plan could be implemented in collaboration with Stichting Herontwikkeling Studentenhuisvesting Delft. Meanwhile, the transformation is in full swing and Bright Inside is coordinating on-site construction on behalf of S-pod and has also started demolition of walls, ceilings, floors, etc. GDS building systems has been appointed by S-pod and Bright Inside to build the new walls, giving the building form and substance. Once the walls are in place, S-pod in collaboration with Bright Inside will completely finish the property, supplying and installing (prefab) bathrooms, shared kitchens, complete floor finishes, paint and spray work, as well as installing fire retardant curtains. In the meantime, TTG is responsible for the E-installation on behalf of Rosewood Investment Managers. Monoma will take charge of Property Management and from that capacity will be responsible for the daily management of this location.
